CMHC Refinance Program Details

CMHC Refinance Details

Borrowers:

Borrowers must own the home, and either they or a close relative must live in it.

Property:

The secondary suite must be self-contained and cannot be used as a short-term rental.

Financing:

Financing must be used to facilitate the construction and completion of the project.

Borrower Qualifications

Borrowers must already own the home.
At least one unit must be occupied by the borrower or by a person related to the borrower by marriage, common-law partnership, or a legal parent-child relationship on a rent-free basis.

Property Standards

The secondary suite must be self-contained and comply with applicable bylaws and regulations.
The secondary suite cannot be used as a short-term rental.
Loans under the Chattel Loans Insurance Product are not eligible for this program.

IMPORTANT

Insured financing must be approved by CMHC before construction begins or at an early stage.

Financing

Additional financing must only be used for the construction and completion of the project.
- Equity take-out is not permitted.
All improvement costs must be directly related to creating the secondary suite.
